This article introduces the Lead Store, allowing you to access a database of real estate leads tailored to specific regions and property types, automatically imported into your DealTrail CRM. It explains the lead ordering process, from selecting lead types to additional data options, helping you target the right properties and clients.
The Lead Store allows you to tap into a database of real estate leads targeted for specific regions and property types, automatically imported into your DealTrail CRM.
How to Order Leads
From your DealTrail main page, go to Lead Store.
You will see an order form where you can provide detailed information about the leads you want:
- Enter your state - Put in the state you are trying to get leads in
- Choose location type - Choose whether you want to filter your search by City, County, or Zip Codes.
- Choose your lead type - Select the kind of leads you want to get. The list of available leads are found below.
- Date range - for listing-based leads, you may select a date range for when, for example, a listing went on expired/cancelled status, or when a FSBO listing went on market
- Home price range - You may also filter your search by the minimum and maximum price of the listing/property
- Occupancy type - Select whether you want to get leads of occupied properties, homes with absentee owners, or both
- Maximum Lead Count - enter the maximum amount of leads you want to get
- The amount of leads we'd be able to generate may be less than the amount you specify depending on availability. Rest assured that you'll only be invoiced for the actual amount of leads you'll receive.
- Choose Property Data Type - Select between the two:
- Basic Property Data ($0.01/record) - Provides basic information about the property such as the address, living area, lot size, bed and bath count, the current owners' details and mailing address.
- Core Property Data ($0.10/record) - Includes all details in Basic Property Data, plus additional property and building details as well as tax and ownership history. This is useful for Tax Assessors.
- Choose additional info you need for your leads
- Contact Enrichment ($0.07/record) - validates emails and phone numbers, and checks for any numbers on DNC
- Pre-foreclosure data ($0.06/record) - provides essential data for Pre-foreclosure leads
- Mortgages and Open Liens ($0.10/record) - provides mortgage and lien history in the property
- Deed history ($0.01/record) - Provides recent history about the property's deed
- Property Owner Profile ($0.10/record) - provides details about the current owner's purchase and mortgage history
Once all fields have been filled out, click on Submit Order.
Available Leads
Our Lead Store offers a variety of lead types tailored to suit different real estate prospecting needs. Each lead type targets specific seller or buyer scenarios, allowing you to focus your outreach where it’s most effective. Below are the lead types currently available through the Lead Store:

Standard Neighborhood Leads
- Ideal for: Agents looking to connect with homeowners in specific neighborhoods.
- Description: These leads include homeowners in targeted neighborhoods or ZIP codes. Standard neighborhood leads are great for building local connections and expanding your reach within specific areas.

For Sale By Owner (FSBO) Leads
- Ideal for: Agents seeking motivated sellers without representation.
- Description: FSBO leads are homeowners who have chosen to list their properties independently. Many are open to discussions with agents, making them a valuable source of potential listings.

Expired Listing Leads
- Ideal for: Agents aiming to connect with homeowners whose listings didn’t sell.
- Description: Expired listing leads consist of properties that were previously listed on the market but failed to sell. Homeowners are often more open to trying new agents or strategies to achieve a sale, making these leads highly actionable. Newly expired leads are updated daily to include listings that have just expired on the MLS as well.

Pre-Foreclosure Leads
- Ideal for: Agents specializing in distressed properties or short sales.
- Description: Pre-foreclosure leads target homeowners at risk of foreclosure. These sellers are often motivated and may be looking for a quick solution, making them a good fit for agents experienced with distressed property transactions.

Probate Leads
- Ideal for: Agents looking to help with estate property sales.
- Description: Probate leads involve properties of deceased owners going through the probate process. These leads may involve family members or estate executors looking to sell properties, providing opportunities for agents sensitive to the needs of these clients.

Vacant Property Leads
- Ideal for: Agents seeking investment properties or absentee owners.
- Description: These leads consist of vacant or unoccupied properties, often owned by absentee owners. Vacant properties may require maintenance and upkeep, making owners potentially more inclined to sell.

Foreclosure Leads
- Ideal for: Agents focusing on foreclosure properties and REO (Real Estate Owned) deals.
- Description: Foreclosure leads include properties officially in foreclosure. These sellers may be looking to avoid auction and prefer working with an agent to find a buyer. These properties are often available at discounted prices, appealing to investors and buyers alike.
